Floor View Tour: How Pinning Photos to the Floor Plan Helps Buyers Read a Listing

Scroll through almost any Metro Vancouver listing and you'll find the same gap. The gallery shows thirty rooms, the floor plan shows the layout, and the buyer is left to work out which photo belongs where. Is that the bedroom at the front or the back? Upstairs or down? Is that bathroom part of the suite?

What it is

A Floor View Tour combines two things your listing already has, the photos and the floor plan, into one interactive view. Each photo is placed on the floor plan at the position where it was taken, with a marker showing the direction the camera was facing. It's a top-down view of the layout with photo points on it, so buyers can see exactly where every image sits in the home.

When buyers open the tour they can:

• tap any photo point to see the image taken from that spot
• move from one point to the next, room by room, and always know where they are on the plan
• switch floors on multi-level homes, each with its own plan and photos

There's nothing new for buyers to learn. If they can read a floor plan and tap a phone screen, they can use it.

Why it helps buyers

Photos show what a room looks like. Floor plans show where it is. Buyers need both answers at once, and most listings make them do the matching themselves by flicking between a gallery and a diagram.

With photos anchored to the plan:

• Look-alike rooms stop being confusing. Three white bedrooms with one window each become three distinct rooms in three distinct places.
• Relationships between spaces become obvious. Buyers can see that the kitchen opens to the dining area, that the primary bedroom sits away from the street, or that the laundry is on the bedroom level.
• Separate levels read as separate levels. A basement suite, a top-floor loft or a garage-level den is clearly where it is, not blended into the main gallery.
• The viewing angle adds context. Knowing which way the camera faced tells buyers whether that bright window looks onto the backyard or the street.

The result is a buyer who understands the home before the showing, and a showing that starts from a shared picture of the layout instead of a series of "wait, where was that room?" moments.

Why it helps you

• It reuses the photos from the shoot. No separate 3D capture is needed for the tour.
• It answers the question you get most often. "Where is that room?" is easier to answer with a link than over the phone.
• It's one shareable link. Use it on your property webpage, in buyer emails, in social posts and, where your board's rules allow, in the virtual tour field.
• It backs up your listing copy. When you write "bedroom on the main" or "separate suite entrance", buyers can see it for themselves.

Homes where it earns its place

Floor View Tours help any listing, but they do the most work where the layout is hard to picture from photos alone:

• Multi-level townhomes with a garage level, a living floor and a bedroom floor
• Homes with basement suites, where buyers need to see how the suite and the main home connect
• Sloped-lot and split-level homes on the North Shore, where half-levels confuse even careful readers of a floor plan
• Vancouver character homes, where additions and renovations have created layouts that don't follow a standard pattern
• Condos with similar-looking rooms, where the tour makes it clear which bedroom has the corner window

What it isn't

To keep expectations accurate: a Floor View Tour isn't a 3D walkthrough, a dollhouse model, a 360° panorama or a VR experience. It shows your regular listing photos in context on a 2D floor plan. It also isn't a measurement report.
