The most common question buyers can't answer from a listing isn't about finishes. It's about layout: which floor is that bedroom on, and is the second bathroom in the suite? The Standard package is built to answer it.

Why this combination works
Photos and floor plans usually live apart: a gallery here, a diagram there. The Floor View Tour joins them by placing each photo on the floor plan where it was taken, with a marker showing which way the camera faced. Buyers see where every photo sits in the layout and can move through the home room by room.
The property webpage then gives the whole set one link you can share everywhere, the same idea behind our note on single-property websites for Tsawwassen listings. Together they turn "nice photos" into "I understand this home".
The combination saves you time as well. Instead of answering the same layout questions by phone and email, you send one link. Instead of attaching a floor plan and a folder of photos, you send the webpage.
It's worth being clear about what the tour is: a floor plan view with your listing photos placed on it, not a 3D walkthrough or a 360° panorama. That's also why it fits so neatly here. It's built from the photos and floor plan captured on the same visit.

Who Standard suits
- Three-level townhomes, like the Port Moody townhouses where garage, living and bedrooms each sit on a different floor
- Homes with basement suites (see how suites change a Port Coquitlam listing)
- Condos with look-alike bedrooms and bathrooms
- Split-level and sloped-lot homes, which are common on the North Shore; our guide to floor plans for North Vancouver sloped-lot homes shows why half-levels need extra help
- Homes with dens, flex rooms or a bedroom on the main, where the room's position is part of its value
How buyers use it
Picture a buyer comparing three townhomes on a weekday evening. They open your property webpage from a portal or an email. The photos catch their attention, and the floor plan tells them the unit has three bedrooms. Then they open the Floor View Tour and step through the home room by room. They see that the third bedroom is on the entry level beside the garage, which is exactly where their teenager wants to be, and that the laundry sits on the bedroom floor.
By the time they book a showing, they already know the layout works for them. The showing becomes a confirmation, not a first look.
Talking to sellers about Standard
Sellers of multi-level homes and homes with suites often worry that buyers won't "get" the layout from photos. Standard is a direct answer to that concern. Show them how the Floor View Tour places each photo on the plan, and explain that the property webpage gives every buyer the same complete picture.
Getting the most from Standard
- Photograph every room buyers will ask about. Laundry, storage, suite spaces and flex rooms should all have a place on the plan.
- Group photos by floor in the MLS gallery so they match the tour.
- Use the floor plan early in the gallery, not as the last image.
- Share the Floor View Tour link on the property webpage, in buyer emails and, where your board's rules allow, in the virtual tour field.
- Keep room names consistent across the floor plan, the tour and your listing description.
- Send the webpage, not a stack of files. Use the property webpage link in emails, texts and social posts so buyers always land on the full set.
- Use the tour at showings. Keep it open on a tablet so buyers can find a room they saw online.
Worth adding
- Drone Aerials when the lot, the view or the neighbourhood is part of the story
- Twilight Photos for a stronger cover image
- Virtual Staging for vacant rooms, labelled as staged
- Property Report if buyers will want room dimensions in writing
- Virtual Tour (Matterport) if you also want an interactive 3D walkthrough
- Rush Delivery when the listing date is tight
When to choose something else
- Simple layout, tight budget: Essential covers HDR photos and a floor plan.
- Heavy social media promotion: Boost adds a SpeedSell video and a Property Report to the Standard lineup.
- Filmed walkthrough and print: Elite adds a video tour and brochure design.
Standard is the package for listings where layout is the question. It answers that question before the buyer has to ask it.

What is the Floor View Tour in this package?
It places your listing photos on the floor plan at the spots they were taken, with the direction the camera faced, so buyers can see which room each photo shows and on which floor.
