3D Tours on a Langley Acreage: What Matterport Actually Solves (and What It Doesn't)
Langley has a housing stock most of Metro Vancouver doesn't: genuine acreage. South of the highway toward Aldergrove and out through Glen Valley and Campbell Valley, listings run from half-acre hobby farms to five-plus-acre equestrian properties with a house, a shop, and sometimes a second dwelling. When agents ask us whether a Matterport 3D tour is worth booking on these properties, the honest answer is: it depends what the tour is being asked to do, and on acreage that's a different question than it is on a townhouse.
A 3D tour sells the interior, not the land
Matterport's dollhouse view and walk-through are built to solve one problem: letting a buyer understand how rooms connect without physically walking through them. That's genuinely valuable on a rural property where the house itself might have an unusual layout - a legal or non-legal suite over a detached shop, a mudroom addition off the back that doesn't show up cleanly in listing photos, a primary bedroom wing added decades after the original build. Buyers relocating from out of province, or simply juggling five acreage showings in one Saturday, use the tour to shortlist before they drive out.
What a 3D tour does not do is communicate the property. On a condo, the unit is the whole product, so a Matterport tour and a floor plan tell almost the entire story. On a 2-acre Langley property, the house might be 15% of what's actually for sale. The tour stops at the exterior door and has nothing to say about the paddock, the outbuildings, the driveway shape, or how the lot sits relative to neighbouring properties - all of which matter enormously to the buyer pool that acreage listings actually attract.
Where drone coverage carries more weight than the tour
For most Langley acreage listings, we'd rather see the photography budget lean toward drone photography than toward maximizing interior tour coverage. An aerial pass answers the questions a rural buyer actually has: how much of the lot is usable versus treed or low-lying, where the property line sits relative to the fence line, whether there's road frontage on more than one side, how the outbuildings are arranged relative to the house. A single well-planned drone flight communicates lot shape and land use in a way that ground-level photos and interior tours simply can't.
That's not an argument against 3D tours on acreage - it's an argument for sequencing. If the budget covers one or the other first, drone coverage usually does more selling on a rural Langley listing. A Matterport tour earns its place once the interior itself has something to explain: a converted barn loft, a multi-generational layout, a shop with finished living space above it.
Hobby farms and equestrian properties need both, for different reasons
Equestrian properties in Langley's Campbell Valley and South Langley corridor are the clearest case for combining a 3D tour with strong exterior and aerial coverage. The house has to read as a normal, livable home - buyers touring five acreage listings in a day need the interior tour to quickly confirm the house itself isn't a compromise. But the barn, arena, paddocks, and riding trails are the actual differentiators between one equestrian listing and the next, and those need to be shot and described with the same care as the house. We treat outbuildings on these properties as primary subjects, not background - a tidy, well-lit barn interior photographed properly can move a listing as much as the kitchen does.
What accurate floor plans add on a rural property
Acreage homes are frequently additions built over multiple decades, and the resulting layout can be hard to predict from the outside. A LiDAR floor plan that accurately labels square footage across a main house, a suite, and any secondary structures gives buyers - and their agents - a real sense of total livable space before committing to a 40-minute drive out from the city. On properties where a shop or barn includes finished space, we measure and label that separately so the listing isn't over- or under-representing what's actually livable.
