The First 14 Days on Market: A Day-by-Day Listing Marketing Timeline

Most of a listing's attention arrives in its first two weeks. A day-by-day plan covering prep, launch, open houses and the mid-point refresh.

A listing's first two weeks set its trajectory. Portals and social feeds reward early engagement, and buyers who have been waiting for the right home pounce on new inventory. A listing that launches half-ready, with photos arriving on day three and the floor plan on day five, spends its most valuable days looking incomplete. Use this timeline to make those 14 days count.

Before day 1: preparation (days -7 to -1)

  • Day -7: Walk the home with the sellers and agree the home's story in one sentence. "Quiet corner townhome with a south-facing yard" gives every later decision a direction.
  • Day -6: Share the prep list: declutter, lights on, blinds even, personal items away, cars out of the driveway. Book the shoot, choosing the media with the decision guide.
  • Day -4: Media day. Photos and the floor plan, plus twilight or aerials if they suit the home. Leave room for delivery, and remember that drone and twilight both depend on the weather.
  • Day -2: Review everything. Pick the cover image and the photo order. Check the floor plan's room labels and the Floor View Tour links. Flag anything that needs fixing now, not after launch.
  • Day -1: Build the property webpage and schedule the launch posts, the email and the open-house announcement.

Week 1: launch

  • Day 1: Go live everywhere at once. MLS, property webpage, social carousel and an email to your sphere. Every link points to the webpage, so buyers land on the full gallery, plan and tour rather than a single post.
  • Day 2: Video. Post a short vertical clip, either from a video tour or a SpeedSell video.
  • Day 3: Layout post. Share the floor plan or a screen recording of the Floor View Tour stepping through the home.
  • Day 4: Neighbourhood. Show what's nearby: parks, schools, transit, coffee. Aerials help here if you booked them.
  • Day 5: Open house announcement. One standout photo, a date and a time.
  • Days 6–7: Open house weekend. Stories before and during, and a thank-you recap after. Write down the questions visitors ask; they become next week's content.

Week 2: momentum

  • Day 8: Feedback check-in with sellers: views, saves, showing requests and comments. Share the numbers you actually have rather than guesses.
  • Day 9: Detail carousel. Finishes, storage and upgrades that photos may have undersold.
  • Day 10: FAQ post. Answer the questions coming up in showings, such as strata details, parking, storage or suite access.
  • Day 11: Second open house or agent preview.
  • Day 12: Lifestyle post. Morning light, a dusk photo, the view.
  • Day 13: Evaluate. If momentum is fading, plan a refresh.
  • Day 14: Refresh or celebrate. Re-announce with a new cover and a new angle, or post "offers received".

What a refresh looks like

A refresh isn't a price change; it's a new way in. Options that work without a full reshoot:

  1. Swap the cover image. If the lead photo isn't earning clicks, try the kitchen, the view or a twilight exterior if you have one.
  2. Add a missing layout tool. If showing feedback keeps mentioning a confusing layout, a Floor View Tour answers it.
  3. Re-sequence the gallery. Lead with the rooms buyers talk about, not the order you walked through.
  4. Re-cut the video. A new 15-second vertical clip focused on one feature gives social posts something fresh.

What to have ready before day 1

The timeline depends on having the right assets on hand before launch:
